It is realistic to point out that our occupancy policies cannot accommodate all families, but our policies are designed in such a manner as to respect the fair housing laws and to give as many families as possible an equal opportunity to live in our apartments without regard to race, color, religion, sex, family status, national origin, or handicap. In our experience gained through dealing with a large number of diverse families, these policies are reasonable and fair.It is the policy of this company to require a written application from all prospective residents prior to signing aLease. The answers to the questions on this application, along with the results of the inquiries conducted by our Property Manager, helps to determine the selection of our residents. The following items are considered:1. Verification of family income, including where employed and how long.2. Names and addresses of current and previous landlord (if applicable), and duration of tenancy and reference.3. Inquiry of personal history, including rental. A prospect may not be considered for an apartment if credit reports and references indicate “a history of unjustified or chronic nonpayment of rent and/or financial obligations,” or if criminal record checks indicate unacceptable tenancies which in our opinion may disrupt the safety, peace, harmony, and general welfare of the residents in our apartment community.4. Apartments are rented according to size as follows:a. 1 bedroom apartments – maximum occupancy of 2 people.b. 2 bedroom apartments – maximum occupancy of 4 people.c. 3 bedroom apartments – maximum occupancy of 6 people.5. Only those persons listed on the other side of this application may live in the apartment without the writtenpermission of the landlord.6. We require a lease on all apartments. After the initial lease period, your lease will refer to an automaticallyrenewed month-to-month contract. A written 30-day notice is required before you vacate an apartment. In theevent you move out before the end of the initial obligation period, you will be responsible for all rent due untilthe apartment is rerented.EVIDENCE OF FRAUD AND WITHHOLDING OF INFORMATION WILL RESULT IN AGGRESSIVEACTIONS BY OUR COMPANY AND THE COURTS.NOTE: “By signing this Apartment Application, I hereby specifically authorize Wellongate Management, forpurposes of this Application, to contact and obtain any information required by the Company from any of theindividuals or entities listed on this Application or from any other individuals or entities as may be required by the Company.
