Our goal is to protect, maintain, and enhance property values in the European traditional look. We encourage you to maintain your home and regular maintenance will result in lower costs to you. Failure to comply with these standards may result in fines and/or legal action.

ARCHITECTURAL STANDARDS OVERVIEW—The following items require a Request for Property Modification (RPM) Form

|Siding |Concrete type siding should replace Masonite siding. Use HardiePlank or similar, check their | |

|Signs, Political |Only 1 candidate per sign. Signs may be posted only for 30 days prior to the election. Signs| |

|Speed Limit |25 miles per hour, please observe. Watch for children. | |

|Stream Buffer |Homeowners backing up to all stream buffers behind Newbridge Trace, Bankshill Row, and | |

| |Daventry Way should be aware of the ordinance prohibiting construction within a 75-foot buffer| |

| |of all state waters. | |

| |Homeowners with lots extending to the stream buffer are permitted to remove dead or diseased | |

| |trees, grind stumps in place, garden or landscape the area, and remove underbrush by hand. | |

| |The State of Georgia Prohibits the use of machinery, building a retaining wall, pulling | |

| |stumps, and installing concrete in stream buffers. You may remove invasive species (including| |

| |English ivy, wisteria, and privet) but be sure the ground is stabilized first. For additional| |

|Teardowns |Should there be a fire or other natural disaster, reconstruction is required by the Covenants | |

| |The storage of clothing, bedding, rugs, mops, appliances, indoor furniture, tools, | |

| |construction materials, and other household items shall not be placed outside the dwelling. | |

| |Only appropriate outdoor items such as neatly stacked firewood, potted plants, patio furniture| |

| |and grills may be kept at the rear of the unit. | |

| |Yard waste must be placed in bio-degradable bags. Tree limbs must be 4’ or less and placed at| |

| |curb. | |

|Tree maintenance |Pruning of trees is recommended annually and does not require RPM approval. If a tree hangs | |

| |over adjacent property, the owner of the adjacent property may prune. Keep areas near your | |

| |home and water meters clear of landscaping. Homeowners who back up to the front fence must | |

| |keep 2 feet clear for maintenance of fence. | |
