To set up access, I need an e-mail address from you. Please send a message to sahin@mnstate.edu

1. NAV Data:

a. Log in at:

b. After log in go to “Market Data” ( “Financial Analysis”

c. Leave options as they appear and change the following selections as: Sector = REIT, Rows = 160 and click on “Apply”

d. Select a REIT from the list and click on its ticker. Please do not select Avalonbay Communities Inc. (AVB).

e. Click on “Balance Sheet” on the left side.

f. Below Balance Sheet title, click on modify periods to get most recent quarter as well as most recent annual data. Chose “MstRctQtr” and click on right arrow and “OK.”

g. On the next page click on Excel icon to download the “Balance Sheet” data onto your computer.

h. Select the location and determine the name of the file.

i. After downloading “Balance Sheet” click on “Income Statement” link on the left and download the data as an Excel file for NAV computations.

2. Index Data:

a. When you log in click on the link of any index like “SNL REIT Equity” and then “Historical Stock Values” tab.

b. Alternatively, after step 1.b above click on “Historical Values” under “Index Values.” Click on the link of any index like “SNL REIT Equity” and then “Historical Stock Values” tab.

c. Please carefully observe the above selections. There are 60 months of index levels. For the homework problem, you are asked to select a REIT and a non-REIT index to form a portfolio. Please do not repeat the same combination (SNL REIT Equity Index and S&P 500) of indices for your assignment.

d. Click on Excel icon to download the data as an Excel file.
