How to Navigate the Lincoln County Summary

The GIS and Appraisal Departments manage the Feedback button at the top of the Summary Property Record Card. When you click the Feedback button you will be navigated to the form to the right.

This form allows you to provide feedback on your parcel, i.e. if there are too many rooms listed, square footage is off, etc. This form also allows you to ask any questions you may have about your parcel. Once submitted, an appraiser will review and contact you if they have any follow-up questions.

Please provide your name and contact information so the appraiser may contact you. This will also allow Appraisal Department to update the tax database with your most up to date contact information.

The Parcel, Pin, Subdivision, Map, Acre, and Plat Book-Page are updated and maintained in the Land Records/ Mapping Department based on the most recent recorded document of conveyance.

The Listing Department maintains the Owner Name, Mailing Address, Account Number, and Fire District. This information comes from multiple locations including the DMV, Wildlife Services, and/or a recorded deed.

The Land Records/ Mapping Department maintains the data for Description, Deed Reference Number, Deed Year, Deed Acres, and Mapped Acres. Deeded acres refers to the number of acres shown in the recorded conveyance document. Mapped Acres refers to the acreage for which the property is being taxed. All of this information comes from the most recent recorded deed or document of conveyance.

The Appraisal Department maintains the data for Land Market Value, Improvement Market Value, and Total Market Value. The Market Value is the estimated value the property would sell for as of January 1 of the year of the most recent reappraisal. Land Market Value is how much the land alone is appraised at. Improvement Market Value is the value of any structures on the land. Total Market Value is simply the Land and Improvement Values added together.

The Land Records/ Mapping Department maintains the data for Deed Reference Number, and Deed Name. The deed column is the deed reference number, that is derived from the most recent conveyance on record. The Type is based on the type of conveyance that is recorded. This can include a Quitclaim Deed, Warranty Deed, Special Warranty Deed, Estate, Death Certificate, etc. The Qualify code is based on whether the sale is considered qualified or disqualified and is maintained with the help of many departments including the Land Records/ Mapping Department.

Sales Date, Type, Sale Price, and Stamp are maintained by the Listing Department. This information is obtained when a home is bought, sold, transferred, etc. and there is a conveyance event recorded or filed. Once the deed is recorded in the Register of Deeds someone in the Listing Department will transfer ownership of the property and enters this information into the tax database.

The Appraisal Department and Land Records/ Mapping Departments maintain the data under Land Segments. This information comes from the recorded deed, recorded plat, aerial images and/or a survey. Soil type, zoning codes, what the land is used for, etc. goes into the classifications for this section. Land Use Acres comes from the Present Use Value (Land Use) Exemption Program. New applicants apply during January of each year, but you must qualify for this exemption. The three types include Forestry, Agricultural, and Horticultural.

The Appraisal Department maintains all the information under the Improvements section. This information is obtained when a permit is issued for a home and through site visits. Site visits are conducted throughout the building process and then once the home is built.

Improvements are also maintained through the `Sales Verification Form' that is mailed out when there's a qualified sale. This form allows you to specify everything included in the sale (ex. personal property), sale price, and is another way to provide updated contact information.

This section lists any additional improvements (paving, lighting, sheds, storage buildings, etc.) to the parcel. This is obtained from the Listing Form our Listing Department sends out at the end of each year. The listing period is January 1January 31. Our Appraisal Department can also obtain this information when a permit is applied for and approved or using the Lincoln County Tax GIS website.
