? Go to Craigslist, PadMapper, , Trulia, and/or Zillow. ? Search "For Rent" ads. ? Create a list and call landlords.

Use an open leading script to explore all potential aspects of a deal:

"Hello, my name is ____________. I see you have a place for rent at (give address). Am I speaking with the right person? Are you the landlord?

"Well, I know what it says in your ad, can you tell me a little more about the property? Size, bedrooms and bathrooms, things like that?"

This can help you find an off-market deal or add a potential cash investor to your list.

Landlords

If the answer is NO:

"No problem. If you ever decide to sell, please call me. I pay top-dollar for move-in-ready properties. Since I have you on the phone, are you currently looking to increase your inventory of rental properties?"

If the answer is YES:

"Great! Can you tell me a little bit about the property/properties?

? Address ? Price ? Criteria (Beds/Baths, Sq. Ft.) ? Occupied? Monthly rent?"
