Jim’s background includes both working for builders in new home sales as well as being a full-time Keller Williams Realtor specializing in residential real estate. Before real estate, he was a successful independent sales rep in the golf industry in Arizona. While touring your home, we’ll ask you to point out what you like best about it and what improvements you’ve made. We’ll probably ask if there are any improvements you’d make if you were going to stay for another 5 years.

We’ll need you to tell us what your goals are regarding your home.

Why are you selling? Where moving to?

How fast do you need to sell? Other goals?

Regarding your HOA: What do they do for you?

In order for us to do a professional job for you, it will require some willingness on your part:

Yard Sign: Allow the installation of a professional sign in your front yard.

Open House: We like to do at least two per month. Your home may very well sell before we do two open houses, but we usually plan for them. We’ll do them ourselves or with another professional Realtor.

Lock Box: Necessary so that Realtors can bring clients to see your home.

Have your home clean and well presented (inside and out) and be available for viewing by potential buyers and other realtors.

Seller’s Property Disclosure Statement (SPDS) will be required.

Any necessary repairs & maintenance should be done as soon as possible.

Kids listing agreement: If you have children, we’d like to have a separate agreement with them (see the last page).

Realistic Pricing in a “Buyers’ Market”

We want you to achieve your goals in selling your house. One of your goals is probably not to simply get your home “Listed”, but rather to Sell It. The way for you to net the most proceeds from the sale of your home, with the least hassle, is generally to hire professional realtors and present it as the most desirable and best overall value of similar homes on the market.

If you price your home too low, you obviously won’t maximize your profits. If you price it too high, you probably won’t maximize profits either. Below are a few of the advantages of setting a lower, more competitive price:

1. Faster sale will mean savings of additional mortgage payments and other costs. Furthermore, moving on with your life has value.

2. More realtors will make an effort to sell a well-priced home. They look smarter to their clients if the show the best values. They also have a much better chance of making a sale.

3. More buyers will be introduced to your home. Competitive pricing attracts the best informed buyers and creates a better atmosphere of buying without much negotiation.

Team Erickson will sell your house in 30 days or they will pay you $500!!!

Property must be priced competitively (to be determined by agreement between the home owner and Jim or Twyla Erickson).

Commission due the selling broker must be at least 3%.

For purposes of this agreement, your house will be sold when an offer is presented from a qualified buyer(s) that is either for the full asking price or a price accepted by the seller.

The 30 days will start when the following are completed:

Listing Agreement and all appropriate documents (including the Seller’s Property Disclosure Statement) completed, signed and received by Jim or Twyla.

Property must be clean and well presented (inside and out) as agreed and be available for viewing by potential buyers.

If the property is not sold in 30 days, the payment of $500.00 will be in the form of reduced commission at the closing of escrow.

If we do come to an agreement, we’ll be agreeing to…

…communicate progress with you at least once each week to keep you informed how we are marketing your home. We’ll give you feedback from our tour as well as from other agents and potential buyers. We’ll keep you updated on Market Changes including new listings, property sales and price changes in your neighborhood.

Some of the things We’ll do before that will include installing the lock box, setting up the tour of your home with other Keller Williams agents, pictures for advertising and the yard sign. We’ll advertise your home with the top 300 real estate agents in this part of the Valley. We’ll make sure your home is properly presented in the multiple listing service as well as the appropriate web sites.

Then it will be our job to negotiate the best contract we can for you. After the contract negotiation, it will also be our job to coordinate and follow up all the way to a successful closing so you can move on with your life. In addition to the buyers and their agent, we’ll be coordinating with the multiple listing company, the title company, the mortgage people, the yard sign company, the virtual tour people, your homeowner’s association, home inspectors, homeowner’s insurance people, home warranty company, and the appraiser. All along the way, we’ll keep you informed on the progress.
