Today's Topic: Craigslist: Use to Generate Short Sale Listing Leads

Why Craigslist? a. Free b. Reach is expansive and crosses all demographics and "psychographics" (personalities). c. Use is simple. d. Access is only limited by your internet connection.

Your objective when using Craigslist: e. The objective is twofold... i. Find homeowners that are in need of an agent to help them short sale their home ii. Attract renters seeking rental listings

1. Placing ads on Craigslist is Free and can be very effective when you are consistent in placing ads daily. In this class we are going to teach you how to use Craigslist to find potential short sale listing opportunities. a. Where to find "lease" listings i. You can use your local MLS to find homes for lease. You're not allowed to advertise other agent's listings without permission. Agents that list homes for lease in MLS are asking other agents to show the homes to potential renters and are offering commissions to agents who bring the renter. ii. To avoid "advertising" another agents listing you can search MLS in areas that you have identified as being targets for short sales and foreclosures and select at least 5 homes/condos in that area. iii. Now, when you are creating you ad for Craigslist you will ONLY use the monthly rent, number of bedrooms and a broad area of where the home is located. Example: $1500 month, 2 bedroom, north Upland area. Then you can ad in things like "freeway close, shopping and good schools...most every home in that area fits those vague descriptions...

2. You will place these ads in the Category "apts/housing for rent" section of Craigslist. a. Once you have placed the initial ad as we just covered, you will want to make sure to have these elements in each ad: If you're having trouble making your house payments or your home is in foreclosure I can help you. I specialize in Short Sales; a short sale will allow you to sell you home even if you are upside down on your mortgage. A short sale is less damaging to your credit and will allow you a graceful exit. Best of all, a short sale does not cost you anything; your lender pays all agent commissions. Please call or email today for a discrete consultation and find out if a short sale is the best option for you. (your will need to have your blog , email address and phone number also placed in this ad....If you have the 800homehotline use it here for great response..each call is a possible lead for you) i. Secret: Craigslist does not like "look alike ads" So, you need to play around with the placement of your wording. For example, split the above information into sections that make sense and move the sentences around. If each ad is at least 30% different you are usually ok. Understand? Same information just placed in different sequence.

3. For best results, place your ads in the early evening and make sure to do this daily. You must be consistent and you must have multiple ads to get inquiries.

a. Secret: Place twice as many ads on Friday and Saturday. These ads you will want to place early in the day-sometime between 8:00am-10:00am is best

4. Now you will be getting calls and emails regarding the leases you have advertised. Here is a couple of examples of how to respond a. If it is an email about a specific home/condo respond with something like this: i. Hi, please let me know what your budget is and the specifics of how many bedrooms you need and I will email you all that is available. Also, please let me know if you have pets. When do you need to move, and why are you moving...always ask why? b. If you get a phone call and someone asks about a specific property, the conversation should go something like this:

Role Play: i. Hi, I'm calling about the home you have for lease in Upland. You would say...I'm not able to look that up for you right now, but I can email you over all of the homes available in Upland if you give me you email. I just need to know how much you want to spend per month, tell me the max and I'll send you everything up to that price point. Also, how many bedrooms do you need? What areas are you interested in? Ok, do you have any pets? When do you need to move? Oh, and why are you moving? This is a very important question. There is a very good chance they "have" to move. ii. Hi, I'm calling about the home for rent on craigslist. You would say, I have several, what was the monthly rent and the area of the home. They answer....You...I'm not able to check that right now, but if you give me your email address I can do a search and get back to you with all of the available homes in the area your interested in. When do you need to move? What's the max per month you want to spend? Why are you moving?

iii. 5. Craiglist works for agents that are dedicated to spending time imputing the ads on a consistent

basis. You have to remember that you are looking to help people find a rental, but you are also looking for short sale leads. Each conversation you have with a potential renter you MUST ask the question, why are you moving? 6. If your diligent, you can expect to be busy. We don't want you doing busy work, we want you to work smart and get paid.

a. Once you've screened the renter for potential, i.e....Are they a homeowner and need to sell or maybe they need to lease for other reasons you will want to help them find a rental.

b. It only takes a few minutes to search MLS for rentals, at this point you can email them directly from mls anything that meets the criteria they are looking for. You are now working with a client that has specific needs and you are utilizing the MLS service that you pay for to help them find it.
